The Kendrick
history dates
back to 1880
when a small
building
enterprise was
founded by
bricklayer
William
Kendrick. It was
registered as a
limited
company in
1927 as William
Kendrick &
Sons Ltd (now
the Group
Holding
Company). The
Company has
grown from a
modest
beginning into
a well-known
and well respected contractor in the West Midlands and the
surrounding area.
Kendrick Construction Limited, Kendrick Homes Ltd and
Kendrick Developments are the three main trading companies
within the Group.
Kendrick Construction Ltd
Kendrick Construction Ltd carry out all types of projects
including:
• Residential - Clients include Housing Associations, Public
Authorities and Private Developers.
• Health - Clients include NHS Trusts, Nursing Homes and
Private Healthcare.
• Education - Local Authorities, Higher Education and
Independent Education Boards are just some of the Clients in
this sector.
• Commercial - Projects range from office developments to
industrial, retail and leisure schemes.
• Public Buildings - Projects include Law Courts, Police
Stations and Government Offices.

These projects range in value from £500,000 to £10M with an
average contract value of £2-3M. These are carried out as
traditional contracting, design/build or on a partnering basis.
Kendrick Construction Ltd has in-house specialists carrying out
repairs, maintenance and small works:
Building Solutions
This arm of the Company carries out measured term
maintenance projects for a number of local authorities working on
non-housing municipal buildings and for several social housing
providers. These can be on a long term/rolling programme basis,
usually lasting for three to five year periods or even longer for
partnering.
Kendrick Special Projects
Kendrick Special Projects carries out projects typically in the
£20,000 to £200,000 range but with expertise and history of
carrying out some larger projects in the £500,000 to £1M range.
These projects are often for established Clients in public and
private sectors and usually involve shorter term contract periods
of between one to three months.
Kendrick Homes
Kendrick Homes carries out speculative housing for sale
ranging from starter homes and flats to prestigious high quality
large houses on sites across the Midlands. Over recent years
production has been around 100 units per annum.
Kendrick Developments
kendrick Developments is the speculative commercial arm of
the Group and is involved in land acquisition for commercial
schemes - some exclusively retail but mainly mixed use schemes
involving residential developments. Many projects are used to
generate work for the Group’s construction companies whilst
others are viewed as pure investment. The most significant recent
developments are:
• Market Square, Wolverhampton - mixed development
comprising new retail market, 64 apartments and four shop
units.
• Town Centre Redevelopment, Darlston - retail development
involving new ASDA superstore.
• Dibdale Road, Dudley - Mixed development involving Co-op
supermarket and four houses and flats for sale by Kendrick
Homes.

Awards
The Built in Quality awards 2003 saw Kendrick Construction
named winner in the Volume Housing Category for Murrell Close,
Edgbaston. This was the fifth Kendrick project to
win a Built in Quality award in the last five years.
Previously, three awards were won in 1999 -
two for housing developments Cat Lane and
Alcester Street, Digbeth, Birmingham and one
for a new ICT building at Birmingham University.
In 2001 a high profile commercial development,
Regency Wharf II in central Birmingham received
the award for Large Commercial Category.
Kendrick Homes has won two awards for the
series of developments in Sansome Place,
Worcester. The first being the Birmingham Post and Mail House
Design Award for urban regeneration in 1999 followed by a
Commendation from Worcester City Council in 2002 for the
‘contribution made to the quality of the city’. In 1999 Kendrick
Homes also won a Birmingham Post and Mail House Design
Award for ‘The Chaddesley’, one of the most popular standard
house types.
Investors in people
Since the beginning of the year, Kendrick Construction Group
has been working towards Investors in People accreditation.
Following audit and review meetings with representatives of
Investors in People, the Directors of the Group decided to pursue
full accreditation and it is anticipated that the process will be
complete by the end of 2004.
Notable construction work currently being carried out by the
Kendrick Group includes:
St Clement’s Drive, Worcester
St Clement’s Drive is a development of just 33 homes being
built in this established residential area of Henwick close to the
popular centre of St John’s, Worcester. Here, with all the
amenities of this beautiful city, Kendrick Homes will be building on
the west side of the river, one- and two-bedroom apartments and
three-bedroom townhouses. Worcester remains one of the most
perfect cathedral cities in England.

Friarcourt, Worcester
Friarcourt is an exclusive development set in the heart of
historic Worcester. Here, surrounded by all the amenities of this
beautiful city, Kendrick Homes will be building a luxury complex of
one- and two-bedroom apartments.
The specification of these apartments is exceptional and
includes an extensive range of quality kitchen units together with
electric oven, gas hob, extractor hood and washer/dryer. Quality

Stratford Gardens, Bromsgrove
Stratford Gardens is one of Kendrick Homes’
latest developments comprising a wonderful
selection of luxury two-bedroom apartments.
Located in Bromsgrove, these apartments are
the height of luxury living and feature a high
specification to please the most discerning
homeowner.
The kitchens include washer/dryers, electric
oven, gas hob and extractor hoods, whilst the
bathrooms are equally fitted out and just as stylish.
Telephone and TV aerial points are provided in the master
bedroom and lounge and are complimented by ample
power sockets. Full gas central heating with radiators and
double glazing ensures all the properties remain warm and
cozy throughout the winter months.
Warley Grange, Norman Road
Warley Grange is a development of one-, two-, three- and
four-bedroom homes situated on Norman Road just off the
A4123 Wolverhampton Road.
The area is a very popular residential neighbourhood
being within easy reach of both Birmingham and
Wolverhampton city centres, and Junction 2 of the M5. For
shopping, there is a local choice of Oldbury, Blackheath,
Dudley, Bearwood, West Bromwich and Smethwick whilst all
the major retail stores are available at either Birmingham or
the Merry Hill complex.
The Swindon is a three-bedroom mid-terrace house at
Warley Grange. This cleverly designed home features a
central doorway which is flanked on one side by an open
plan kitchen and dining room. This space is perfect for
entertaining and enjoys French doors which lead out to the rear
garden. To the opposing side of the home is the large lounge with
views to the rear. Upstairs, the master bedroom features ensuite
facilities, together with two further bedrooms and a family
bathroom.
The wonderful design of the four-bedroom, three-storey Stour is
immediate on first approach. A number of features have been
introduced to the main elevation to create a design which stands

Market Square, Wolverhampton
Kendricks initially became involved in the Market Square
development as contractor to a previous developer. Despite
obtaining planning consent and local authority support, the
original developer had doubts about the viability of the project
and withdrew.
Having a detailed knowledge of the project, Kendricks
approached Wolverhampton and offered to step in as developer.
A fresh planning consent was obtained to increase apartment
numbers and to produce the one to one parking the original
scheme lacked.
The scheme was carried out with Kendrick Developments as
the overall developer alongside Kendrick Construction as builder.
KingsOak were chosen to take the completed apartments for sale
and as with the previous developer, Peter Maddox & Associates
Ltd purchased the ground floor retail units.
The project, which was to provide 64No apartments, 4No retail
units and a new market square, began with the augering of over
300 piles to support the foundations and structure. Unusually, the
masonry work began from first floor upwards, as the ground floor
was almost entirely stonework, which could easily have been
damaged if done at the outset. Over 250,000 bricks formed the
envelope of the building.
The creation of the new market square had to be carried out
with careful phasing to maintain minimum inconvenience to stall
holders whilst at least 80 market stalls remained operational.
With works completed in 20 months, two months earlier than
the date set in the original agreement, the project was deemed a
success for all involved. The market traders had a new square.
The selling agents had sold over 80 per cent of the properties.
The retail units were sold and ready for fit out. Wolverhampton’s
skyline has been permanently changed with a splendid new
building.
Northfield Leisure Centre, Birmingham
Procured under a traditional JCT contract, this project involved
major upgrading to an existing 1930’s style leisure facility for the
local community. The extensive alterations and refurbishment
included the remodelling of the reception area, changing area,
ground floor gym, basement aerobics studio and associated
external works.

The new centre, includes sauna, free weights and
pulse point gym, sunbeds, fitness room, swimming pools, steam
room and associated changing facilities. The roof and ceilings of
the swimming pool
areas were
reconstructed
using an Extenzo
pvc stretch ceiling.
This was fitted by
heating the sheet
plastic in order to
expand it into its
track. At normal
temperatures this
then shrinks into
place resulting in a
taut, strong and
clean finish.
One of the
greatest
challenges was to
integrate the large
mechanical and
electrical element
of the works into
the existing
building. This
could only be
achieved through
meticulous design
and careful
installation.
